The site is located at 96g Kurortny Prospekt in Sochi, within a dense urban development area. The site has a significant slope, which allowed the complex's buildings to be arranged in a cascading layout.
The apartment complex consists of three blocks, each divided into several sections of varying heights. This arrangement provides optimal views and allows for recreational areas on the roofs of the low‑rise sections. The complex features numerous landscaped corners, playgrounds, and sports facilities. Vehicles are accommodated in underground parking garages.
Facade cladding includes clinker brick, aluminum composite panels, and porcelain stoneware.
