The site is located on Verkhnyaya Lysaya Gora Street in Sochi. The site is situated on a mountaintop, offering panoramic views of the city in all directions. All surrounding buildings are located lower down the slope and do not obstruct the views.
The house is positioned to create a level, landscaped area with a detached gazebo. A carport for two vehicles is arranged at the entrance to the site. The ground floor features a living room and a kitchen‑dining area that open onto an inner courtyard. The bedrooms are located on the second floor. The house also includes a large pool.
Facade cladding includes plaster and travertine.
