The site is located on Krymskaya Street in Sochi, within a dense urban development area. The site has an almost vertical slope, which required the use of non‑standard structural solutions.
The apartment complex has access from two sides. The main entrance to the building is located at the upper part of the site, while the parking garage entrance is at the lower part.
Facade cladding includes clinker brick, aluminum composite panels, and porcelain stoneware.
